Frequently asked questions

Can a foreigner buy property in Brazil?

Yes. Foreigners can freely own urban residential and commercial property in Brazil, whether resident or not. Rural and agricultural land is different and carries restrictions under Law 5.709/71, which we assess case by case.

Do I need a CPF to buy?

Yes. A CPF, the Brazilian taxpayer number, is required to sign the deed and register property in your name. We arrange it for you as part of the purchase.

Do I have to be in Brazil to complete the purchase?

Not necessarily. Much of the search and due diligence happens remotely, and the deed can be signed by a legal representative (procurador) under a power of attorney if you cannot attend in person.

What taxes and fees should I budget for?

Beyond the price, expect ITBI transfer tax (commonly around 2 to 3 percent of the property value, set by each municipality), plus notary and registry fees for the escritura and registration. We give you a written estimate before you commit.

How do you verify a property is safe to buy?

We review the matrícula at the Cartório de Registro de Imóveis, check for debts, liens and unpaid IPTU, and confirm the seller can legally transfer the property before any money changes hands.

Do you provide legal advice?

We are a real-estate and administrative partner, not a law firm. Brokerage is provided under a CRECI-licensed broker, and where legal counsel is needed we work alongside licensed Brazilian attorneys (OAB).
